$3,800/acre. This exceeded my valuation by 300 to 400 per acre. Large crowd in attendance with 4 active bidders on the Armstrong Land Auction. Once again the auction method works the best. The auction was over in 15 minutes. The final bidder was The Heritage Foundation. Their objective is to preserve the Natural Grasslands on this farm.

The prices exceeded valuations by 10% in a very strong area.
Day 2 PARCEL 4: $4500/acre
A good crowd and active bidding with several bidders in the $4000 range with the final bid of $4550 per acre for a total of $1,289,970.50. The family would like to thank all the bidders and were extremely happy with the auction. This farm has had some drainage issues over the years and it actually brought a pinch more than I thought, which is usually the case at a live auction.

Parcel 2, 116.671 acres, sold at $7,700 per acre to total $898,366, with 1/2 crp which figured 8111 per tillable csr 67.5 average of 120 per csr point. Auctioneers's note: Good results on the Shelby Co. Land Auction in Harlan, Iowa. About 80 people in attendance with all farmer bidding that had adjoining land. Once again it seems we have more buyers than sellers which keeps this market very strong.
